The interests rate of construction loans vary according to the product each banking institution and depend on the product they have to offer. There are different types of financing and the monthly payment will be determined by the cost of the house, the credit of the customer and the interest rate that is prevailing in the market at the time of the settlement of the loan.
Usually the construction loan interest is higher because it is a "non-conforming" loan. For this reason it is considered a risk loan for the banking institution and they charge a higher interest. Once the house is completed and delivered, the customer can make a financing to be eligible for a lower interest rate in the market.
Usually the banking institution disburses by stages built. As each stage is completed, the bank sends an engineer who inspects and certifies the work done. After the inspection, the financial institution disburses the money from the next stage.

No, the price presented in our promotions does not includes the IVU. The IVU is charged only to the construction materials, not for the total price of the house.
Yes, you can present us the construction or floor plan and we will gladly quote you based on your information.
Yes, our company provides the VIP service where we can meet with the client and design the house together. This service has a cost of $ 1,500.00 and the final construction plan will be delivered to the customer. If you decide to sign contract with Casabella, the $ 1,500 will be taken as the initial deposit for the house construction.
The rods used in each house will vary depending on the structural design of the model. Typically, the rods used at our houses have a diameter of 3/8 and 1/2 inches.

Yes, each customer will receive a written guarantee of the house. In addition, we are registered in DACO and all the applicable guarantees established by law are included as part of our guarantee.
No, our houses are heavy reinforced concrete structures and we do not risk working on platforms made by another contractor.
Yes, in Casabella we do demolitions of existing structures. There is no fixed cost established for this service because a structure evaluation is required to make a quotation.
The molds are made of high density fiber cement manufactured with Portland cement. The molds are made of cement with steel and filled with concrete. These molds become an integral part of the structure, remaining as part of the wall.
All of our constructions are extremely safe. The materials used in the construction are reinforced concrete with steel in all the interior and exterior walls. This makes the house a solid and safe place. After Hurricane Maria, we haven’t received any claim from any of our customers. Yes, the customer can make accessory changes. The customer will have the option to receive a credit for the item, pay the difference or subtract it from the total price.
The price doesn’t include the driveway but we will gladly make a quotation once we visit the site. The cost of a driveway will vary depending on the location of the house.
We include all the permits: OGPe Permit, Fondo del Seguro del Estado, Insurances, Municipal Taxes, Patents, Permit of Use and Engineers.
Our prices are adjusted to the best prices in the market and with the most complete ALL INCLUSIVE service. At Casabella we are always willing to negotiate all the available options with our clients.
No, the customer must provide Casabella with water and power service in order to work on the project and all the associated expenses are the responsibility of the customer.
No, the cost will only include concrete in the area that is identified as a carport. If the customer wants concrete in the whole area we will gladly make a quotation for the whole area.
At the moment, we built terraces but not swimming pools.
Building model homes would represent a high cost in our operations and we want to stay keep our prices where people can get a highest quality house at the best price in the market. We do have a showroom where customers can see and choose everything that our models include. Our model houses will be the same ones that we build for each customer. This is our best presentation card for our company and the excellent work done each time we built a house. Usually we coordinate site visits and take our customers to some of our projects. Yes, Casa Bella build houses throughout the island at the same price. Constructions in the municipalities of Vieques and Culebra, involve an additional cost for the hauling of materials and machinery.
We have different suppliers that manufacture the safety and security windows and doors.
No, if you are going to finance the site, it must be in the name of the person or people who are going to make the construction loan. If you buy the house cash, then you can build even if the solar is in someone else's name.
Although veterans have the benefit of building in Puerto Rico, banking institutions do not work on construction loans for veterans. But veterans can benefit from a product offered by banking institutions for construction loans. After having the house built, they can take advantage of the veteran’s benefits.
In some cases, you have to study the soil. This will depend if there was earth movement on the site, if it is close to rivers or beaches, if the site is irregular, and if there are water run-off inside the site. As a policy, we always recommend a soil survey. The cost of the study will be the responsibility of the customer.
